As we have all settled into our new “normal,” over the past nine months, one trend has risen above all else (and no, it’s not the explosion of designer masks and face coverings): the great migration to the country, specifically, the Mountain West.

As people settle into the realization that masks are a longer term play, they are also realizing that WFH no longer means work from their 1200 SF condo in the city. Kalispell, Montana shows the 2nd largest increase in online searches of $1M+ properties by out-of-towners according to Zillow.com, surging 132% from August 2019 to August 2020. We understand why: Kalispell boasts recreation abound, including access to Glacier National Park, Flathead Lake, Whitefish Mountain Ski Resort and the Whitefish Trail System to name a few.

The Great Migration is happening to towns across the Mountain West, and Montana’s Flathead Valley is primed and ready. We have had a very healthy market the past several years, but this recent boom has drastically pushed housing prices up. Some of the biggest things we’ve seen stand out this year are the urgency in which buyers act, the high number of sight-unseen purchases and the number of cash purchases. We have a very strong market – our only pinch point is inventory.
